Challenge: Client’s land is located adjacent to Seton Urban District, a major transit oriented activity centre consisting of the South Calgary Health Campus, multi-family, mixed-use retail, services, entertainment and restaurants, a YMCA, public library, high school and two future light rail stations. This land is also immediately adjacent to two other previously approved communities, all of which required careful integration of existing approved conditions while creating a unique market opportunity for the client.
Result: The Rangeview West plan creates several connected neighbourhoods supporting a transition between high intensity urban development in Seton and the lower density previously approved residential areas to the east and north. This careful interface consists of higher intensity mixed-use in the transit station planning area and an adaptable grid network yielding 2,200 units at build-out. The well distributed open space includes a Storm Park which integrates a constructed wetland and path system as well as local parks for neighborhood identity and connections.
The Situated team developed the Master Plan, project managed the entire technical team, and prepared the Outline Plan & Land Use application which is anticipated to be approved in 2022.
