Challenge: Client purchased the former YMCA site and desired to modernize the zoning for a higher and best use for a mixed-use high rise as well as interim uses for the former YMCA building prior to redevelopment. The 43,000 sq. ft urban site was highly constrained for road access and adjacent to the high profile Eau Claire park, shadow planning considerations for the park and river park network, existing high-rise residential, Eau Claire Sheraton, and future Green Line LRT node.

Result: Situated was retained to conduct a detailed policy and bylaw review, engage with City staff and area Councillor, and engage the local community leaders to cast a clear vision of the challenge and opportunity to conduct the land use amendment for the property. This strong relationship building resulted in a successful land use application for a customized land use for the tight site constraints. The resulting land use supports a maximum FAR of 8.0 and 36m heights. The land use process was led by Situated to coordinate the architectural team and Client team and was subsequently approval by Calgary City Council in June 2023.
